Viewings
You will need to arrange a viewing of the properties that you are interested in. Simply contact us and we will arrange appointments for you to view at a time that is convenient. |

Mortgages
It is worthwhile to get a mortgage agreed in principle before you make an offer on a property. This might put you in a better position and could also hurry up your mortgage application. |

Home information pack
Once you have found property you can ask to see a copy of the Home Information Pack (HIP) and Energy Performance Certificate (EPC) that have been compiled on the property. A Home Information Pack (HIP) gives you information about a property before you decide to make an offer. |

Making an offer
Once you have found a property we will put your offer forward to the vendor both verbally and in writing. All offers are subject to contract, which means that there is no legal binding to buy or sell until the contract is signed. |

Acceptance of offer
Once an offer has been accepted you will need to instruct your solicitor to proceed immediately. Your solicitor will deal with the solicitor of the vendor. If you are arranging a mortgage you will need to advance with the mortgage. |

Legal
A solicitor will be required to handle the legal documents involved as part of the sales process and subsequent transfer of ownership. |

Survey
A mortgage valuation takes place on the property by a surveyor on behalf of the mortgage lender to advise on the valuation of the property and its condition. |

Draft contract
A draft contract will be drawn up by the seller’s solicitor and forwarded to your solicitor. Your solicitor will approve the draft contract at this stage and raise any additional questions or queries to be answered. |

Mortgage offer
Once your mortgage application has been successful, the lender will send a mortgage offer to you and your solicitor. Once signed and returned to the lender, the next stage is for the solicitor to request the funds. |

Exchange of contracts
Exchange of contracts will take place once you and the seller sign the contract. A deposit, normally a percentage of the purchase price is paid either by bank transfer or bankers draft. On exchange of contracts the completion date is set. |

Completion
This is a date normally set a few days or weeks after exchange of contracts. The remainder of the money is now transferred from your solicitor to the seller’s solicitor, at which point you now become the new owner. |
